How large is NATIVA and how long will it take to develop?
NATIVA Resort consists of 105 hectares (260 acres) divided in three phases. Phase 1 has 35 hectares (87 acres) and the expected time-frame for development is 2-3 years.
NATIVA’s back gate is only 5 blocks from the beach, which is great for morning walks.
There are several beautiful beaches within a 10 minute drive, like Playa Blanca and Playa Manta. Jaco Beach and Playa Hermosa are located only 20 minutes from NATIVA.
Small convenience stores are located within a 3 mile radius. Only 20 minutes away, both Jaco and Orotina offer larger supermarkets and other convenient stores.
There are many doctors on stand-by in Jaco, just 20 minutes away. In addition, a good medical clinic is located in Orotina, also just 20 minutes away, and a national Hospital in Puntarenas, 40 minutes away.
At a later stage of the development, NATIVA plans to offer medical services at the resort.
All private and commercial aircrafts are required to clear Customs and Immigration in one of the two international airports of Costa Rica: Juan Santamaria International Airport in San José, or Daniel Oduber International Airport in Liberia. Visitors to NATIVA should fly into San Jose airport, as it is significantly closer to the resort. From there it is only a one- hour thirty minutes drive or just a 15 minutes helicopter ride.
Pets are allowed as long as they are contained within your property and pose no threat or nuisance to other residents. However, dog breeds such rotthwailler, pitbull terrier, doberman, or any other considered as a fighting or guard dog are not allowed.
Where does the water at Nativa come from? Is it included with the maintenance monthly fee?
The water at NATIVA comes from different wells within the project. It is 100% potable water, and at this moment, its cost is included in the Maintenance monthly fee. However, in the near future water will be charged directly by Nativa’s Aqueduct Administration Association.
In order to protect NATIVA Resort from over-construction, we do have some limitations with regards to construction. Only one single family residence can be built per home site. Home sites specifications are available at your request.
Do I have to use NATIVA’s architects or can I use my own architects and plans?
You are certainly free to choose the architect you desire for the design of your house. We only request that you submit your plans to NATIVA’s Architectural Committee for approval in order to ensure that certain quality standards are met and rights of view are protected. Nevertheless, signing architects and engineers responsible for its design and/or construction should be licensed in Costa Rica.
Does NATIVA have a construction company or do I find an independent builder?
NATIVA’s main construction company is EDIFICAR S.A. (builder of Four Seasons Costa Rica and Marriott - Los Sueños, among other projects). We also work with select, smaller companies, that we can recommend. However, you are free to choose your own independent builder, keeping in mind that the Signing Professional Responsible must be licensed in Costa Rica.
The construction cost of a good luxury home can range from $800 to $1000 per m² ($80 to $100 per Sq. Ft.) depending on the finishes and materials chosen.
The General NATIVA Home Owner Association determines the maintenance monthly fee, which at this moment is $216 per unit.
Condominium owners will have to pay an additional fee corresponding to the maintenance of their own Sub-Condominium and its expenses, such as, additional security, pool maintenance, landscaping, preventive maintenance, etc.
All fees are established by the Home Owners Association of which each owner is a part of.
The maintenance fee does not cover the internal maintenance of a lot or unit, which is the sole responsibility of its owner.
Real estate taxes are 0.25% of the property’s fiscal value and they are paid annually. Keep in mind that fiscal values tend to be lower than the market value of the property, thus reducing real estate taxes.
How much would it cost to have my property insured?
For you to have a better idea of how much insurance would cost you, the annual insurance cost for a $200,000 condominium is around $1,000. This service should be requested directly by the owner to a Costa Rica’s National Insurance Institute representative.
How much are closing costs and what do the costs include?
For your peace of mind, NATIVA offers both Property Title Guaranty and Escrow Service free of charge for all of its real estate products through Stewart Title.
Yes, you can use your own attorney at your own cost. NATIVA recommends Stewart Title as the seller’s and buyer’s closing agent to make closing easy and secure.
Why does NATIVA sell real estate through corporations?
There are several reasons why our properties are structured as corporations.
First, there is no sales tax on the purchase of a corporation, which saves you 13% of the sale price. It also protects you from personal liability in case of accidents or law suits from third parties. The property is inherited by your beneficiaries without transferring the title, thus reducing costs. Resale is also completed without costly title transfer. If you have an IRA in the United States, the IRA can be the owner of the shares of the company.
In addition, as an owner of a corporation, you can buy a cell phone, a car, or get a phone line connected in Costa Rica. Non-residents do not have this purchasing ability. The only way to make this type of transactions is by either being a national/resident of Costa Rica or the owner of a corporation.
Yes. You can reserve property by making a non-refundable deposit of 5% of the price of the property in Stewart Title’s Escrow Account. The transaction will have to be completed within a month.
Yes. You can reserve an apartment by making a non refundable deposit of $5,000 in Stewart Title’s Escrow Account. The balance of your transaction is distributed through the construction schedule: 25% after 30 days of the Effective date on your contract, 50% when the roof of the building of your apartment is finished, and 25% at closing when the construction of your apartment is completed.
How can I send payment? You can pay in cash, with credit card, wire the money with specific instructions provided by NATIVA, or you can send a Costa Rican check to Stewart Title. However, checks slow down the process.
